Cancellations and amendments
This cancellation policy includes, but is not limited to, illness, ferry & air travel disruptions.

We are a small independent remote island business so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked & who then cancels. 

You are strongly advised to take out full UK travel insurance to cover all eventualities, if you choose not to take out UK travel insurance then you accept responsibility for any loss that you may incur due to your cancellation.

Please note that losses arising from the cancellation or curtailment of confirmed contracts – where we are unable to re-let the accommodation – may rise to the following cancellation charges:

Deposits are non-refundable

More than 60 days notice your deposit is charged (First nights stay)
Deposits and pre payments –  the balance is due 60 days prior to arrival

Less than 60 days notice we will charge 100% of the room rate for your stay to your card

We recommend that you take out holiday cancellation insurance

Check-in / Check out

  • Check-in time –  between 16:00 – 18:00
  • Check out – 10:00am

No check-in before 16.00 late check-in is available by prior arrangement only.

Pricing

All prices shown are in Pounds Sterling (£) per room per night. Prices are subject to change without notice. However, your price is guaranteed once you are given a confirmation and the deposit has been paid.

Bookings

We cannot guarantee to hold a provisional reservation longer than 7 days, by which time the booking must be confirmed in writing or by e-mail.
Accepting accommodation by telephone, e-mail, or in writing means you have entered into a legally binding contract.

Deposits and pre-payments

You will be asked to guarantee your booking by card payment or BAC’s – Persons making a booking within 60 days of arrival will be required to pay their booking in full. The deposit is the price of the first night’s stay.

Number of persons using the Guest House

The number of persons occupying each room must NOT exceed the number of guests booked per room unless otherwise agreed.

Our rooms are designed for two people sharing and as such cannot accommodate extra beds, cots, or child accommodation.

Children

Ours is an old and characterful Guest House and as such is unable to accommodate either babies or young children under the age of 14 years. 14 year olds and above will be classed as an adult.

What the price includes

Prices include bedrooms, private en suite bathroom, quiet fridge, kettle, hairdryer, breakfast. Free onsite parking and free WI-FI included.

Hospitality tray & complimentary toiletries.

Pets

Sorry, we cannot accommodate pets.

Car Parking

Vehicles left in the car park are left at the owners’ risk and the proprietors cannot take responsibility for any damage caused to vehicles left in the vicinity of the guest house.

E Bikes

The charging of e bike batteries is prohibited in your room

Smoking of cigarettes or e-cigarettes

Smoking is not permitted within the Guest House – should we find any evidence that this rule has been broken there will be a cleaning fee of £50.00. Unfortunately, you shall be asked to leave and your custom no longer welcome.

Breakage or damage

The client is legally bound to reimburse Galson Farm Guest House for replacement, repair, or extra cleaning costs on demand.

Right of entry

The proprietor shall be allowed the right of entry to the property at all times.

Respect of other residents

All customers will show respect to other residents on the property and keep noise levels to a minimum.

Restriction on Accommodation

We reserve the right to remove any person or persons from the guest house due to unreasonable behaviour, damage to the property, or exceeding the stated occupancy. In this case, any refund will be at the discretion of the owners.

Liability

Galson Farm Guest House or its proprietors do not accept liability to the holidaymaker for any loss, damage or injury howsoever caused to the holidaymaker or to the holidaymaker’s personal property.

Short-term let legislation

The Scottish Government has introduced a licensing regime for short-term lets in Scotland. The scheme requires all local councils to establish a short-term let licensing scheme. Galson Farm and the Crofters Retreat are exempt from holding a licence under the following clause.

  • hotel, B&B, or guesthouse with a premises licenced under Licensing (Scotland) Act 2005
  • premises which have a licence to sell alcohol under the Licensing (Scotland) Act 2005
  • self-catering accommodation within the grounds of a licenced premises or hotel (Licensing (Scotland) Act 2005). The accommodation needs to be specifically mentioned as part of the operating plan
